Parkes Development Group and its Principals have been active in the Build to Suit Development (BTS) sector of for decades.
This is highlighted by serving as a driving force in the completion of well over 200 Retail BTS projects. The breadth of these projects reflects a tremendous diversity in use, geography, and site characteristics. See below for more information.

Over the past decade, Medical BTS projects have been a focus for the Principals of PDG. Due to the nature of the industry and its associated regulatory requirements, Medical projects often have unique and complex development issues...even more so than normal...


Retail BTS
We have developed Build to Suit (BTS) projects from Coast to Coast and for all manner of tenants. From phone and drug stores to fast food, farm supplies and tires, we have dealt with the unique requirements and subtleties that each sector may require. Beyond that, the nature of our efforts have ranged from the management of coast to coast Rollout Programs to one-off "emergency" stores...we've been there, done that.
Service is a cornerstone of PDG and at the core of our Ethos. This approach underlies why we love working to help tenants, as a whole, and their real estate personnel, at an individual level, "hit their numbers"....

Medical BTS
Medical BTS can test the most hardy of developers, and experience is certainly hard earned. PDGs principals have first hand experience in this and know the special attention that must be paid to:

Legal Efforts - from the underlying Physician's group to anticipating the HIPPA impacts.

Architectural Requirements & Design - safe handling needs, access requirements, storage, etc.

Entitlements - in many municipalities medical is loosely defined, on purpose, which leads to the seeking Conditional Use Permits (CUPs).

BTS Rollout Programs
PDG has extensive experience in managing Rollout programs for tenants ranging from Tires to Dialysis Clinics (see Logo's at the left). These programs allowed the principals at PDG to gain exposure to the Tenant's views, processes, and reactions to the full life cycle of its projects. This "A to Z" view and interaction helped mold PDGs "Relationships and Outcomes" focus, while generally taking place over a 3-5 year window and included:

Verizon - averaged 4-6 locations per year in the Southeast, Midwest, and Mid-Atlantic states.

Rite Aid - averaged 4-6 units per year with a "footprint" from the Florida panhandle to Ohio to Missouri, and California.

NTB - averaged 6-8 units per year in the Sunbelt states plus Kansas and Ohio.

DaVita - averaged 4-5 units per year in California.

Other tenants PDG principals took part in Rollout programs for include Office Depot, Bojangles, and Starbucks. Multi-location assignments were also completed for Chic-fil-a, Staples, Tractor Supply, and KrispyKreme.
