PDG Property Management

Parkes Development Group began managing its Build to Suit/Single Tenant asset properties in 1997. Since that point, the Management Group has grown to performing all asset management for its owned properties, along with select third party projects.

Currently, PDG Management provides onsite management and/or asset management for projects in Tennessee, Alabama, Georgia, and Oklahoma.

Have provided asset management services since center opened in 2007.
Development has two separate control documents with some over lapping areas. We are well versed in how they work together and control the entire development.
Successfully challenged Old Navy claim of over charges for CAM, Tax and Insurance over a five-year period of $201,374. Final outcome-Landlord had not overcharged. No credit given.
Handle all aspects of leasing and renewal negotiations.
Successfully negotiated rent deferral agreements with tenants during covid; lost one 1,200 sf tenant during covid (due to operations issues on tenant side).
Center is 100% leased, open and operating.

Manage the Sales Tax Reimbursement reporting by Owner and Tenants to City of Tulsa in compliance with the sales tax incentive received, through City provided report process.

Handle all aspects of leasing and renewal negotiations.

Managed the Shopping Center Declaration and was the Owners representative in matters relating to the City of Murfreesboro and the Gateway Overlay District Owners Association

Rhonda Thomas, CPM, CRRP, Director of Leasing and Property Management
Rhonda has thirty+ years of experience managing and leasing commercial real estate managing all aspects of leasing and property management for both the Company portfolio and third-party assignments, primarily specializing in Retail. Over the years, Rhonda has leased and managed for a variety of Owners in Tennessee, Kentucky, Alabama, Georgia, and Oklahoma and has provided tenant representation services for local, regional, and national retailers. Rhonda and her team are involved from an early point in the predevelopment process of our developments, providing estimated operating budgets, drafting lease forms, reviewing plans for any potential operations issues and providing assistance as needed.
Rhonda’s journey has led her from Nashville to Huntsville, AL and back home to Nashville, in a variety of leadership positions in Commercial Real Estate.

She holds her Brokers license in both Tennessee and Alabama, and is currently the principal broker for both the management and brokerage arms for PDG. Rhonda earned the CPM designation with IREM, the CRRP designation, in addition to the CSM and CLS with ICSC, the Foundations of 21st Century Leadership Certificate through Cable’s Executive Leadership Academy, is a 2020 Cohort CREW Network’s Leadership Certificate Program, and sits on the Retail Council for CREW Network, and was named in 2020 as a Woman of Influence by the Nashville Business Journal.
